What Is Zoning and Land Use Planning?

When we discuss zoning and land use planning in legal terms, we’re referring to all zoning and lands within cities and counties.  As state and federal parties don’t typically get involved with land use regulations it is left to individual cities, counties, and municipalities to zone and designate land accordingly.  Common designations for land use and zoning include:

  • Residential (Homes)
  • Agricultural (Farm Land)
  • Industrial (Factories and industrial complexes)
  • Commercial (Businesses)

These regulations also determine how closely land and properties may be in proximity to one another, height, and other factors.  City and local governments determine these regulations to best suit their community’s needs.
